We also offer Virtual Office Services where the can use the conference room if they need a meeting space. Here are the details for the virtual office option.
The terms on virtual leases for Sierra Suites are as follows: rent the conference room for 8 days a month for 4 hour periods. There is a $50 one time charge in place of a security deposit and then $100/month. If you feel like you will need it more than the 8 times in the month let us know and we can see what we can do. You will need to fill out an application. There is a conference table with six large chairs. Additional chairs are in there for other seating so I think the max would be about 10. The office is located in Nob Hill at 231 Sierra

Parking for your clients and yourself is available in the west parking lot as well as street parking on Sierra.

Late fees are assessed after the 5th of the month if the rent is not paid on time.
We do not charge security deposits, however we do charge a $200 non-refundable move in fee to all tenants
Rental insurance is recommended and can be purchased through the tenant portal.
Tenants can repaint their office using a professional painter or once a request is submitted to the PM with the color and details of what will be painted if they are painting themselves (tenant will be responsible for costs of repainting their unit).
There is no tech expert available for tech problems, however if there are issues with the internet they can contact property management and we will navigate the problem.
The rent may increase based on market rents. A 6 month lease is more expensive than a 12 month lease

MTI Property Management will perform a background check and credit check upon completion of application
Property Management will notify the applicant of the status of their application by email, text or phone call (depending on current tenants schedule the actual office space may not be available at certain times to view). The applicant is welcome to set up a time to view the common areas.
- A welcome letter to the tenant portal will be sent and new tenant will need to activate as soon as possible so the lease can be sent and signed before move in date.
The tenant will choose a 4 digit pin for the keyless entry
Inform Property Management the name of the company to be put on interior lobby directory
Inform PM if they would like to pay for exterior glass door signage (Name of Company)
The tenant can pay the upcoming month’s rent as well as the move in fee through the portal

All payments need to be received before moving into the office, no payments will be accepted on the day of move in. NO CASH payments accepted
On Move in day we will meet at the unit at a designated time and the tenant will perform an inspection of the unit at that time. Once the inspection is complete Property Management will provide them with move-in folder with all important information and the keys.
PM will show the tenant how to use the keyless entry and make sure it works for the tenant
A follow up email will be sent a week later inquiring about any questions the tenant may have
Tenant can contact us through email, text, phone call, or through the tenant portal
Move-Out process: at 60 days before lease expires tenant will receive a renewal offer. At 30 days tenant will need to provide PM with the decision to renew the lease, which option they choose, or to give their 30 day notice to vacate (move-out). Two weeks before the lease expires PM will perform an inspection of the unit to see if any repairs will need to be made for the next tenant. Upon moving out tenant needs to clear suite and perform a deep clean for the next tenant to move in.
